A Woodstock complex on a 150m² erf, with mixed-use 2 zoning and redevelopment potential, will go under the hammer at ClareMart’s next multiple auction.

Woodstock is a prime beneficiary of the urban upgrade project and improvements and infrastructure upgrades in this area over the last two decades have paid significant dividends, says Mike Baigel, ClareMart auction executive.

“Landlords are generating upside rental and the demand keeps increasing. Woodstock is a highly sought-after neighbourhood for businesses and people looking for eclectic homes on the urban edge,” he says.

The property on offer comprises a retail outlet and two residential units, all tenanted.

“The corner position further compounds its appeal as a prime location, particularly for the shop. The property is not sectionalised and has several options for redevelopment.

“This area is seeing a massive upsurge in developers showing interest to redevelop old buildings and create new residential and commercial spaces. By virtue of the character and traditions of this historic community, the demand for mixed-use buildings remains very high.”

Number 36A Church Street, Woodstock, can be viewed by appointment, and will go under the hammer at ClareMart’s next multiple auction at the new venue, Hellenic Community Centre, 24 Bay Road, Mouille Point, at 12.30pm on April 24.

A 5% deposit and an auctioneer’s commission of 10%, excluding VAT, will be payable on the fall of the hammer. The balance will be payable on registration of transfer.
