Warehouse potential in ‘crime-free’ area

Two back-to-back buildings that offer an option to be opened up into one very large warehouse in the Elsies River industrial area will go under the PropertyCoZa hammer on February 26.

The buildings will be sold as one lot as the erven on which they stand - erven 9723 and 9730 - have been consolidated and are on one title deed, says auctioneer Mark Gadd.

Heavy and light furniture manufacturing equipment will also be auctioned on the same day as the seller is voluntarily closing his furniture manufacturing company and will be selling off the assets, he says. Two vehicles - a Colt 2.0 and a Ford Triton 3.5-ton enclosed truck - will be auctioned together with the movables.

Gadd says Elsies River Industrial is now regarded as one of the best City Improvement Districts in an industrial area, and the area has been safe and mostly crime-free for several years.

He says the buildings comprise warehouses with offices.

The front building, located on Consani Avenue, is a double-level unit with offices upstairs and a large open-plan warehouse on ground level, while the building behind - situated at 42, 6th Avenue - is an open-plan warehouse with a mezzanine floor.

The Consani Avenue building has an erf size of 471m² and the 6th Avenue building an extent of 495m², he says. The combined gross lettable area is about 1200m². Gadd says the buildings are zoned industrial, and could be extended upwards to unlock more bulk.

There are five or six off-street parking spaces next to each of the buildings and plenty of parking is also available on the surrounding streets.

Gadd says the Consani Avenue building is currently leased, and the tenant is willing to continue renting it on a month-to-month basis. Should the buyer prefer to occupy the premises himself, however, the current lease, which runs until the end of March, does not include an option to renew, nor are any restrictions imposed on an owner-occupier.

The auctions of the movables and buildings will take place on site at 42 6th Avenue, off Consani Avenue, Elsies River Industrial, on February 26. The movables will go under the hammer at 11am sharp, followed by the auction of the two VAT-registered industrial buildings at midday.

The movables itinerary list is available from Gadd. A deposit of 5% of the selling price of the buildings will be payable on the fall of the hammer, as will the auctioneer’s commission of 10% plus VAT on all purchases. Buyers will also be required to pick up all the movables at their own cost.

Bidders may register on site from 9.30am on the day of the auction. No registration fee will be required, but each bidder must provide a certified copy of their identity document and proof of residence, such as a utility bill no older than three months.
