Units in Obs offer good investment potential

Three modern units in Obs Court, a development in Cape Town’s trendy Observatory, will be up for auction on October 10.

On offer are a single bedroom studio apartment and two two-bedroom, spacious apartments, each with excellent finishes, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

Obs Court - which is centrally located just off busy Lower Main Road in Observatory - offers residents access to a rooftop swimming pool, a braai and entertainment area with city and mountain views, a gym facility and a Seattle coffee shop.

It also provides residents with secure undercover parking, 24-hour security as well as biometric identification.

Each unit has extras which include a storage unit, a fibre DStv connector, USB plugs, prepaid electricity meters and a connector for a washing machine.

Jovanovski believes the units, which will be sold individually, would be ideal for students, professionals and investors alike as they are close to the University of Cape Town and public transport routes.

She believes investment buyers will not have any problems finding tenants.

All three units are currently tenanted and the new buyers would have to give the present tenants one month’s notice to vacate the apartments, should they wish the units to be vacant on transfer.

Studio

The 41m² studio apartment comprises a stylish open-plan kitchen, a bathroom and a separate bedroom and lounge area.

The latter has a sliding door that provides access to a balcony.

The kitchen is fitted with an under-counter Bosch oven, a glass-top hob, an extractor fan, built-in cupboards and granite counter tops.

Jovanovski estimates the rental income for this unit would be R7700 a month.

Two-bed units

The first of the two-bedroom units is a chic 80m² apartment comprising an open-plan, high-end kitchen; two bathrooms (one en-suite); an open-plan lounge area, and sliding door access to a balcony.

The kitchen is fitted with an under-counter Bosch oven, a glass-top hob, an extractor fan, and built-in cupboards with granite tops.

The estimated rental income would be R13500 a month.

Jovanovski says the second two-bedroom apartment measures 66m² and has two bathrooms (with main en-suite), an open-plan lounge and high-end kitchen area, and sliding door access to a balcony.

The kitchen has been equipped with similar fittings to those in the other two units.

The estimated rental income for this unit would be R12500 a month.

The units will be auctioned at Rawson Auctions’ multiple property auction from noon on October 10.

The auction will be held at 222 Main Road, Rondebosch, the Rawson Property Group’s head office.

No registration fee is required to bid.

However, each buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
