Subdivision fears: Not all disaster

The relaxation of rezoning and subdivision policies has spurred an already active property development sector, leaving many homeowners concerned about the effect shrinking plot sizes and increasing traffic congestion will have on their property values.

However, development does not always spell disaster for residential suburbs, says Schalk van der Merwe, franchisee for the Rawson Properties Helderberg Group.

Many neighbourhoods are benefiting from new projects. “It’s natural for homeowners to be wary of new sub-divisions or rezonings, but interest from developers is a good sign for a suburb.

"It indicates high property demand and low existing supply.”

Van der Merwe encourages homeowners to engage with developers before objecting.
