ClareMart will be taking to market three commercial properties in the southern suburbs, which all represent “exceptional commercial investment opportunities that are set to yield significant returns", says Farrell Perling, the auction group’s executive: sales.
In Wynberg, with its concentration of both pedestrian and vehicular traffic, the commercial building at 210 and 212 Main Road offers the advantage of exceptionally high visibility.
“Corner properties are particularly well-positioned, and this double-storey building is no exception. It is fully tenanted, with short-lease retail tenants on the ground floor, and a second tenant, also on short lease, occupying the upper floor. There is potential to re-tenant the building, with upside rental potential.”
The building will be on show between noon and 2pm on May 14 and 22.
In Claremont, the commercial building at 176 Main Road has a prime location, and its façade offers massive signage and branding potential, Perling says.

The shop size is about 124m², the first floor measures about 118m² and the second floor about 86m².
“In my view, the auction of this property offers an ideal opportunity for an owner/occupier, or for an investor as the income-generating potential is huge.”
Also in Claremont is a free-standing building at 119 Roscommon Road, just behind Main Road, which Perling believes would be suitable for the student accommodation market.
"With students from the University of Cape Town, Cape Peninsula University of Technology and other private higher education institutions constantly in search of convenient and prime location lodging, this market is positively booming.”
This building has 15 rooms, which could yield significant monthly rental income, he says.
The property will be on show from noon to 2pm on May 15 and 20.
All three properties will go under the hammer at ClareMart’s next multiple auction to be held at the Hellenic Community Centre, 24 Bay Road, Mouille Point, at 12.30pm on May 29.
