Smarten up home for a good sale

Selling your home can be an exciting time. That is, of course, if your property is on the market for the right price and in its best condition to wow potential buyers.

The arrival of spring is an opportune time to ensure your home is in immaculate condition before it enters the market, says Mike Greeff, chief executive of Greeff Christie’s International Real Estate.

Before embarking on the clean-up, Greeff advises prospective sellers to compile a list of things to do to help them execute big tasks smoothly. Six key aspects on the list should be:

- * Make sure windows are spotless: One of the first things likely to catch a buyer’s eye during viewings is your windows. Buyers will probably be meticulous and if the windows of your property are not thoroughly cleaned, it could diminish the appeal of the rest of the property.

- * Don’t forget the landscaping: Landscaping your property is key and to successfully do this, Greeff says potted plants and flowers in season are recommended.

- “A flourishing garden will always entice an interested buyer. Make sure overgrown bushes and shrubbery are trimmed and do not mask any part of the property.”

- * Apply a coat of fresh paint: Nothing welcomes spring like a quality coat of paint to brighten up the walls around the home. White is always a winner but a good pastel coat for mood walls does well too.

- “Pay special attention to walls where you would like something to be more prominent and finish off with a painting or centrepiece,” Greeff says.

- * Let in light: A light-filled house evokes feelings of new beginnings and could be just what the prospective buyer needs when they view the property. Be sure to illuminate each room and leave the windows open or ajar for some fresh air.

- * Say no to foul smells: Nothing discourages a prospective buyer more than an unsavoury smelling room, Greeff says.

- “Ensure you fully eliminate all foul-smelling odours from the property before anyone visits. Scents of lemon, mint, clean linen and fresh-smelling plants are sure winners.”

- * Deal with damp: A property with damp can dissuade prospective buyers. Damp spots or patches in a home may be prominent, especially after winter.

“While a fresh coat of paint may mask the damp area temporarily, it would be best to get a qualified contractor to inspect the property and eradicate the damp permanently,” Greeff advises.
