PropertyCoZa has been instructed to sell a four-star Langebaan guest house “lock, stock and barrel” by means of an online auction. Bids will close on November 30, unless the property is sold before then.

All the contents of the guest house - the upmarket furniture, appliances, linen, crockery and cutlery - will be included in the sale of the luxury property, says auctioneer Mark Gadd.

The profitable guest house is situated at 65 Tortilis Crescent, Langebaan.

“At The Rocks”, which Gadd describes as a “stunning” property, is located high up on the hills of Langebaan, and offers unobstructed ocean and lagoon views.

The guest house has five en-suite bedrooms, three with uninterrupted views over the green belt, the rocks along the coastline, the village and the lagoon.

The smaller windows in the two standard rooms also offer views over the lagoon.

All the rooms have sliding doors to the outside.

“The property has a welcoming entrance area, high-quality finishes, and an uninterrupted flow from the lounge and dining room where stackable glass doors lead out to the pool and entertainment area.”

The property includes a separate manager’s suite, a swimming pool for the use of guests, garages for six vehicles and three secure parking bays.

Langebaan is about 120km north of Cape Town, just off the R27.

Gadd says: “It was founded in 1922 and used as a whaling station until the 1960s.

"The town developed on the eastern shore of the Langebaan Lagoon, which stretches for 17km from Saldanha Bay, past Langebaan up to Geelbek, and in places it is up to 4km wide.”

The white Caribbean-like beaches surrounding the lagoon’s clear waters are one of Langebaan’s main attractions, he says.

“The first impression of the town is of tranquillity, relaxation and endless summers on the beach.

“Nature-lovers from all over the world come to view more than 300 species of birds found in the lagoon waters of the West Coast National Park, and also the area’s magnificent array of flowers during spring.”

Gadd says the vibrant holiday resort town has turned into a haven for water sports enthusiasts.

“It offers many holiday facilities for weekend or holiday visitors who want to enjoy water sport and fishing opportunities.

"With its protected lagoon, it is ideal for sailing, kayaking and kite surfing.”

The guide price for bids/offers is from R5.5million plus VAT. The property is currently owned by a VAT-registered entity, says Gadd.

“The sellers are motivated to sell and this is reflected in the reserve price they have set.”

Gadd says if a prospective buyer is not interested in continuing to run the property as a guest house, it could be purchased as a large holiday home for one family; bought by a group of friends who want to invest together in a property at this popular coastal destination; or acquired by an investor with a view to renting it out for short-term lets or as an Airbnb venue.

A deposit of 5% plus 10% auctioneer’s commission plus VAT will be payable on acceptance of a bid.
