Properties in fast-growing Waterfall

Two prime industrial properties in Waterfall will be auctioned by In2Assets at the company’s next major multi-property sale at the Durban Country Club on June 19 at 11am.

Waterfall is directly north of Kloof and adjacent to Hillcrest and Forest Hills, about 30km from Durban and 60km from Pietermaritzburg.

The two properties are in Chestnut Grove Industrial Estate at 122 Brackenhill Road and sections of Nutwood Industrial Park at 144 Brackenhill Road.

Chestnut Grove consists of 12 mini-factories and warehouses ranging from 400m² to 2100m² in size. The total gross lettable area is over 6600m² and annual income about R4.3million. Hein Hattingh, who is handling the sales, says Chestnut Grove comprises a mix of freestanding industrial factory/warehousing space with office components and some sectional title mini-factory complexes.

Eight sections of Nutwood Industrial Park at 144 Brackenhill Road, with a GLA of almost 1650m² and gross annual income of about R950000, will also be knocked down. The mini-factories vary in extent from 170m² to 285m².

“Waterfall is an established suburb which has recently undergone large expansion. Along with this growth, there has been a noticeable increase in demand for future developments, especially industrial and commercial properties. Hillcrest, Kloof and Waterfall are regarded as the fastest developing suburbs in the eThekwini Outer West region,” says Hattingh.

Access to the Industrial estates is from Brackenhill Road which links to Inanda Road, the main thoroughfare in Waterfall.
