Prime Phoenix Park properties

Four prime properties in Durban’s Phoenix Industrial Park are among the varied selection of commercial and industrial lots for the In2Assets auction at the Durban Country Club on November 21 at 11am. Two of the Phoenix Industrial Park properties are in Aberdare Drive and the others in Premier Place.

The first Aberdare Drive property on offer is a warehouse in Section 3 of the sectional title scheme, 354 Aberdare Drive, occupied by a blue-chip tenant holding a “strong lease”.

Features include:

Andrew Miller, who is handling the auction for In2Assets, says the property is well located in Phoenix Industrial Park with front-line exposure to Aberdare Drive. “The unit on offer has been fully let since 1995. The current tenant is the Shoprite Checkers Group, which has occupied the property since 2007, with a lease in place until January 2020.”

Miller notes Shoprite Checkers also occupies the adjoining end-unit which does not form part of this sale.

The 139 Aberdare Drive offering includes a warehouse with administration section, staff change rooms and a 1100m² hardened concrete yard. It is adjacent to Industrial Park Road, which is a link between the M25/Curnick Ndlovu highway (KwaMashu highway) and Phoenix Highway.

“The rear of the property can be branded to create excellent exposure from this busy link road. The property is fully fenced and accessed directly from Aberdare Drive via roller gates on to the loadbearing concrete yard. The warehouse also has excellent height - about 9.5m high at the apex and 6m at the sides.”

The vacant development land covers 5600m² bulk. The property is accessed off Premier Place via roller gates on to a concrete yard.

The industrial property at 117-119 Premier Place is a 7000m² site with load-bearing yard of 2600m² and building area of 2200m².

Bridge City is catalyst

Phoenix Industrial Park - where In2Assets is offering four properties on auction next month - is a well-developed and popular industrial node north-west of Durban, which typically contains large warehouses with office components and workshops.

The Bridge City Urban Renewal Project, a large-scale mixed-use R4 billion development, is close to Phoenix Industrial Park. Covering nearly 50 hectares with 4000 houses and 230000m² of commercial and retail space, Bridge City is set to be the catalyst for economic growth in Phoenix and surrounds.

Developments here are mostly retail and industrial but include larger industrial manufacturing, with Phoenix home to major companies such as ABI (Coca-Cola), Spar and Trellidor.

Many trucking companies have been attracted to Phoenix because of the easy access to highways and main arterial routes.
