Sinoville is centrality and diverse property portfolio offering has made it a popular place to live for people across the social spectrum.
Just 8km north-east of Pretoria Central and lying on either side of the busy Sefako Makgatho Drive, Sinoville not only gives easy access to facilities such as Kolonnade Shopping Centre (3km to its north), the N1 highway further along Sefako Makgatho and lots of schools and hospitals, it is also the gateway to Pretoria North, Wonderboom National Airport and Hartbeesport.
“There are Afrikaans and English medium primary and high schools. You get easy access into to the city and the freeways, there are hospitals and even old-age homes in the neighbouring suburbs.

“Anyone would fit into this area and we get people from all age groups and ethnicities who buy property here,” says Yvette Sousa of property company Century 21.
Sousa says in the last 12 months, 77 freehold properties and 50 sectional title properties have been transferred in Sinoville, indicating the area’s popularity.
“Properties in Sinoville will always be in demand.” She says property hunters like the fact that the freehold properties have big houses on large stands.
This makes them more expensive compared to the sectional title market stock comprising townhouses and apartments which underpin the affordable housing offering in Sinoville.
“Sinoville has a wide variety of properties to choose from, ranging from big freehold homes to smaller freehold homes, townhouses and flats.
“Most of the freehold homes are older and might need some renovation to keep up with modern trends.” The housing offered includes newly built townhouses scattered across the suburb.
“We see new developments going up regularly with very modern finishes.”
Residents can usually find a location to their liking, be it closer to primary schools or a considerable distance from the busy routes, says Sousa, who points to the obvious preference for properties closer to essential amenities.
Sousa advises prospective buyers not to delay should they find something that suits them. She says on average, for every property on the market there are approximately four buyers lined up to make a claim.
She advises: “Make a decision and sign to avoid disappointment. “Everyone wants to live here. Property prices have increased every year since 2009 and will continue to climb as the properties are seen as good value for money and can be purchased for personal or family accommodation or as an investment in the letting market.”
Nearby Montana is considerably more expensive but properties in Annlin have comparable values. Records show that Sinoville was a farm in the 1890s, owned by the Sinovich family. It was incorporated into the then Pretoria municipality in 1965.

1 Apies River
It is exciting and a mini adventure to wander through the bush and end up facing the mighty Apies River. The water is so cool and clean and I enjoy paddling in it.
2 Kolonnade Shopping Centre
