Rooihuiskraal North can be expected to continue performing well even in a slow market, thanks to a combination of factors affecting freehold and sectional title sales positively.

This is according to Johan Koen of Seeff Centurion, who says Rooihuiskraal North does well year on year thanks to developments, large stands, well cared-for homes and value-for-money properties with well-maintained gardens in the area’s older parts as well as the general good appearance of the properties.

“Rooihuiskraal North is to the west of Centurion and is one of the more established suburbs of Centurion along with places such as Wierda Glen Estate,” says Koen.

He notes that the combination of old and new market stock is a positive because it gives prospective owners lots of choice, in a portfolio that includes free-standing houses, townhouses, duets, apartments, clusters, security estates and vacant land.

The freehold stands range in size from 400m² to 2000m² and the price of houses ranges from about R1.2million to R4m. while townhouses range from R600000 to R2m. Koen adds that only a few vacant stands are available, varying in price from R700000 to R1.2m.

“Due to the size of the stands in the older parts of Rooihuiskraal North, as well as legal costs associated with buying a property, owners tend to renovate and upgrade existing homes rather than buy a new home on a small stand.”

“Amberfield is still fairly new and here one can find estates such as Amberfield Glen Estate, Amberfield Heights Estate, Amberfield Manor Estate, Amberfield Ridge Estate and Amberfield Valley Estate.” Wierda Crest Estate is another newish development.

There are also upmarket, secure developments such as The Hudson and The Madison@Amberfield City, situated west of Amberfield/Rooihuiskraal North.

Amberfield College, a private school found at The Madison@Amberfield City, is one of a selection of top and popular schools in the area; others include Laerskool Rooihuiskraal, Springvale Primary, Hoërskool Uitsig and Hoërskool Eldoraigne.

There are also medical clinics and retirement villages and these contribute to impacting property prices positively. Koen says Rooihuiskraal North is well-situated close to shopping malls and various other landmarks.

It also offers easy access to main routes such as Old Johannesburg Road, the N1 and N14, although peak-hour traffic can still be a challenge because of continuing and rapid developments west of Centurion.

“New on-ramps on the N14 should solve some of these problems.”

Prospective buyers who find a property to their liking should make an offer immediately as correctly-priced homes sell fast in the area, advises Koen.

“Consider a pre-approval through a good bond originator or through your own bank. This will increase your bargaining power.”

Property values here are similar to those for Wierdapark.
