Raslouw used to be smallholdings suburbia and the near-exclusive preserve of the well-heeled. Fast-forward to the present and the Centurion area is now more affordable, with well over 60% of properties in Raslouw AH classed as sectional titles.

“Around 63% of the 800-plus residential properties in Raslouw AH consists of sectional title units, compared to 25% of all properties being freehold units.

“About 12% of all properties are located within estates,” says Alta Nel of Seeff Centurion, who has kept abreast of trends in Raslouw for some years.

This ongoing conversion to largely sectional title designation culminated in record levels in property registrations last year, says Nel. She reports a doubling in sales in the past 12 months compared to the preceding three years.

“Nine freehold properties changed ownership at an average price of R3.8million, but the majority of transfers were registered for sectional title units, of which 43 transactions took place at an average value of about R1m each. Three sectional title units sold above R1.5m,” says Nel.

She says vacant stands were sold inside estates last year at an average sales price of R750000 per stand and are still available and in high demand.

This means that Raslouw is currently a developer’s dream. Some of the smallholdings and larger stands with older houses are scooped up to erect stylish security estates, making the serenity this area offers available to many more people, says Nel.

This has resulted in a mixture of lifestyles and property types, says Nel.

“Those who still enjoy the benefits of smallholding living have retained their horses and small farm animals, which adds character to the modern vibe linked to estate living.”

She says Raslouw today features residential houses on large stands, townhouses, duets, vacant land and security estates and new developments.

Raslouw Lifestyle Estate, Raslouw Glen Estate and Raslouw Manor Estate are particularly sought-after and units there sell quickly if realistically priced.

Freeholds stands range from 200m² to 25000m² and are priced from around R1.43m to R6.5m or more. Townhouses range from R790000 to R1.8m and vacant stands from R330000 to R800000.

She says interiors in the estate homes are modern, while freehold homes are mostly double-storey structures offering superb views.

“Older homes in Raslouw are somewhat dated and may need modernisation.”

Nel recommends Raslouw as a great investment owing to its proximity to schools, main routes and facilities. It is also well suited to work-from-home ventures.

Midstream Estates and some Eldoraigne estates offer a comparable lifestyle. while Woodlands Estates is slightly more affordable.
