The residential market in Pierre van Ryneveld Park is getting a new lease on life from the many commercial developments going up in the vicinity of the suburb, which makes the area a good long-term investment prospect.
Liesl van Staden and Lenie Visage of Apple Property Connection cite a number of construction projects for the uptick in residential sales in the area.
Says Van Staden: “An Atterbury development named Castle Gate is under construction on the corner of Solomon Mahlangu Drive and Van Ryneveld Avenue, consisting of residential, retail space, offices and a hospital.”
She says the extension of Irene Village Mall Phase 2 and the new residential development opposite Irene Farm Villages, named Hereford, have increased the demand for housing, thereby boosting the residential property market.

“New offices are under construction adjacent to Irene Farm Villages, a mere 2km from Pierre van Ryneveld,” says Visage.
Van Staden says Pierre van Ryneveld Park has experienced a higher demand for residential properties since September, in line with observed yearly sales trends for the suburb.
“Properties that are priced correctly are in high demand and sell quicker. If you find your dream home, don’t waste time,” she advises.
She attributes the area’s popularity to a number of factors, chief among them the relative affordability of the properties, durability of the structures and ease of access to arterial routes such as the R21 to OR Tambo International Airport and the N1 to Joburg, in a central location.
“The ceiling price in Pierre van Ryneveld for a freehold property is about R2.5million, while a home in an estate will most likely cost a maximum of R3.5m, with sectional title properties mostly peaking at around R1.5m. We have one estate in Pierre van Ryneveld named Normandy Gardens Estate.”
Visage says the buildings in the area are between 12 and 35 years old and the structures are solidly built. As far as she can recall there has not been a bond declined by a bank due to poor structural quality.
“People of all ages purchase properties here, from young professionals to young families and first-time home buyers. You find buyers from an extremely wide spectrum,” says Van Staden.
She notes that around 40% of current residents are middle-aged and the stable homeowners are responsible for the vast majority of home renovations that take place in the area.
Most of these owners prefer to renovate their properties and stay put rather than to sell and relocate.
“The proximity to higher education institutions and places of entertainment for the young, either in Centurion or Pretoria East, is a big drawcard,” says Visage, who points out that the excellent positioning in relation to commuting to Joburg, Pretoria, Ekurhuleni and Midrand is also an immense advantage.
Property values here are on a par with those in Rietvalleipark, with Lyttelton Manor a tad more expensive.
