More new homeowners have staked their claim in the property market in Montana Park in the past year despite a subdued economic climate, with people between 35 and 45 driving the trend. So says Peter Mokwana, Seeff principal for Pretoria North (Jakaranda), who has observed a keen interest from the young and middle-aged.
“These are mainly your first-time home buyers. As a result of the influx of the youth segment into the area, there is a high demand for entry level sectional title units and two-bedroom houses.”
The high demand has culminated in sale periods of between just two to three weeks, depending on the price and the location of the property in Montana Park, says Mokwana.

The area’s laid-back feel also makes it ideal for couples contemplating retirement as Montana Park caters for a range of lifestyles, making it suitable for anyone who prioritises convenience, secure lifestyle living in complex apartments and country estates as well as upmarket clusters and freeholds, marked in the millions of rand, says Mokwana.
The middle-income earner and the resident at top end of the market are catered for equally. “It is an affluent suburb. The quality of the buildings is good and most of the older dwellings are just over 40 years old.”
It is this recent history which explains why the suburb is a magnet, especially for younger home buyers attracted to the modernity and convenience on offer.
“Beyond the beautiful landscape and design, Montana Park is strategically positioned. It is accessible from all directions and more importantly from both the N1 and N4 highways.”
The suburb is also close to Kolonnade Shopping Centre, a regional mall boasting a diverse offering of shopping, restaurant and specialist services. The mall is the biggest of numerous centres in the area which increases convenience by being within a few hundred metres of most households.
“Montana Park is surrounded by similarly upmarket and well-regarded suburbs, including Magalieskruin, Annlin, Wonderboom and Doornpoort.
“There are plenty of essential amenities, over and above the more popular malls such as Kolonnade and Wonderboom Junction, of which Zambezi Junction is one. You’ve also got facilities such as Netcare Montana Hospital and lots of good schools offering tuition in English and Afrikaans.”

Prospective homeowners can also take heart from the fact their investments will in all likelihood be protected, going by current investment and development trends.
“Homeowners generally want to settle in strategically located neighbourhoods with conveniently located growth areas. This augurs well for prospective investors and the values of the properties in the area, making Montana Park a recommended area in which to invest,” says Mokwana.
Property values here are almost equivalent to those for Bergtuin, with Montana Tuine at an average R2.75 million, the most affluent in the area.
