Heatherview has well-priced properties in a well-situated area and thus offers an attractive combination few prospective property buyers would be inclined to fault.
It belongs in the network of suburbs that makes up Akasia, the Pretoria North mega neighbourhood that is typified by ready access to routes, service points and surrounding suburbs and is, therefore, big on convenience lifestyles.
Seeff Pretoria North (Jakaranda) principal Peter Mokwana says Heatherview has great appeal in a tough property market.
“The suburb is just a hop away from Pretoria North CBD and easily accessible from all major routes and highways. From a liveability and long-term investment point of view, Heatherview is the place to be,” he says, drawing attention to essential amenities in the vicinity, including Wonderpark Shopping Centre.
This single-level mall has close to 200 stores under one roof and combines entertainment and efficient service in a family-friendly setting.
With another mall in the locality, Wonderboom Junction, undergoing further improvements, Heatherview will in the near future be viewed more favourably by prospective homeowners, says Mokwana.

This is only one of a number of projected developments in the area which will bring more services and investment in an already well-serviced zone, thereby strengthening its appeal.
People more likely to choose Heatherview include parents and families with school-going children who are drawn to its position close to well-rated schools such as Laerskool Akasia and Hoërskool Akasia, both of which are within walking distance of the suburb.
The affordable pricing boosts appeal. Prices in the neighbourhood peak at under R4million, says Mokwana.
“Pricing in Heatherview varies as there are different types of property portfolios. The highest price we have on our listing is R3.7m, but there are properties that are slightly higher than that. The entry level is around R700000.”
He say Heatherview Estate is a notable development known for attracting large numbers of high-end buyers.
Mokwana mentions the availability of a good selection of complexes and stand-alone properties ideal for prospective first-time home buyers and young couples, the demographic that makes the lion’s share of property inquiries in Heatherview.
“Students who want to be close to institutions of learning and who are looking for affordable accommodation find it convenient to base themselves here. There are a few TUT campuses and other education institutions.
“Some students find suitable housing in the many complexes and sectional title units in this area.”
Currently, freeholds outnumber sectional titles, but this picture is destined to change as demand for affordable accommodation in secure estates keeps growing.
Overall, sales patterns and property trends in Heatherview are similar to those in the adjacent areas of Nina Park, Theresa Park and Karen Park.
Eldorette is marginally more expensive.
