PRETORIA: Our insider's guide to Erasmusrand

Should anyone be eyeing properties in Erasmusrand with a view to buying a home in the neighbourhood, chances are they may need patience as owners rarely elect to sell.

“During the past 24 months 21 properties only have been registered to new owners,” says Lee Cloete of Seeff Pretoria East. “In the past year 10 properties changed hands in erasmusrand. “This proves the area is established and residents are content living in the area.”

Furthermore, the suburb is not known to most prospective buyers, notes Cloete. “Most buyers looking in Waterkloof Ridge and Monument Park often miss the opportunity in this area as they either do not know about it or have not heard about it despite the fact that it neighbours these areas.”

Cloete says anyone lucky enough to be the proud owner of a new home in Erasmusrand should be prepared to get to work to effect a few needed changes, given that most of the properties are somewhat dated. “Most homes are classic, conventional-style homes, with some big family homes and other smaller properties.

“Some homes stand out from the rest and have been renovated, with beautiful street appeal,“ she says. She adds the the neighbourhood is lovely and tree-lined. You also get good value in this suburb as Erasmusrand is one of the more affordable neighbourhoods of Pretoria East.

This alone makes it well-suited to younger families, says Cloete. Being well-situated makes the suburb highly prized by people with an active lifestyle and those who are very mobile.

“Access to the N1 to Joburg, just south of Erasmusrand, is excellent, and there’s the intersection with the R21 to OR Tambo International Airport as well,” says Cloete.

The malls of Brooklyn and Menlyn are also within easy reach. These include the famous Menlyn Maine, a mixed-use development with many restaurants and a casino that is a popular entertainment and events venue.

The suburb is also close to a number of top golf courses, including Pretoria Country Club, Waterkloof Golf Estate, Wingate Park Country Club and Woodhill Country Club.

These add an extra outdoor dimension to the many popular nature reserves in the surrounds as well as a number of established churches. Pretoria University is within a 10km radius and so are a number of top schools which include Hoërskool Waterkloof, The Glen High School and Pretoria Chinese School.

“Another aspect that makes Erasmusrand an attractive option to consider is that traffic congestion is not much of a problem,” says Cloete. “If you want to invest in Erasmusrand it should ideally be for long-term living purposes.

“Erasmusrand does not normally fetch high rents and the return on investment would not be good for most prospective buy-to-let investors.” It is far better priced.

1 Moreleta Kloof Nature Reserve

4 Kimiad Golf Course
