If you are looking for a family-orientated area where you can feel free to take a walk along the roads, enjoy high levels of personal safety and easily drop children at school before heading to the highway to be at work on time, then Erasmuskloof is it.
This is the view of Betsie Summerfield, a specialist agent for Apple Property Connection who works in the area. “The complexes in Erasmuskloof experience high demand from young people because these properties are generally affordable and the area is centrally located with easy access to main roads and highways,” says Summerfield.
Erasmuskloof is also popular with young families who mostly buy full-title homes and duets to be close to the area’s popular schools. These include Laerskool Constantia Park, Glenstantia Primary and Hatfield Christian School, and high schools such as Hoërskool Waterkloof and The Glen High School close by.

Other conveniences include the Castle Walk Shopping Centre, which is a short hop from home and the right place for early breakfast meetings at any one of the popular restaurants.
It also allows for quick grocery shopping on the way home, says Summerfield. Nearby are The Kloof Hospital and the famous Wolwespruit mountain bike and trail run.
While the complexes are mostly inhabited by young couples and singles, units are a noted investment target for rental income. Summerfield says the buy-to-let market is thriving in Erasmuskloof Most of the area’s housing stock consists of sectional title properties today, although when the area was developed in the 1980s, it predominantly comprised freehold homes.
The average age of the free-standing homes is more than 30 years. For sectional title units the average age is around 20 years. This shows Erasmuskloof has become a prime real estate area where intensive land use has become the norm, with freehold properties increasingly making way for sectional title units.
“If priced right, the average time a unit is on the market is between three and six weeks,” says Summerfield.
Full-title properties stay on the market for an average two to three months, with the more expensive properties priced from R2.5 million and above taking longer to sell.
The average house ranges from 250m² to 500m² while simplexes are between 80m² and 160m² in size. Summerfield says freehold stands measure an average 1 000m².

Summerfield says face brick is popular as it reduces maintenance costs. She says boomed off portions of the area are more preffered for personal security reasons, and Constantia Glen Security Village is popular for the premium security and the stunning views that hilltop properties can offer.
