Not well-known, nor spoken about much, Eldorette is most attractive because it’s well-positioned and offers lots of affordable residential options to prospective buyers or renters.
That’s how Seeff principal for Pretoria North (Jakaranda) Peter Mokwana describes the small suburb of Eldorette, whose minnow status can partly be attributed to being overshadowed by its bigger neighbour Akasia.
“Eldorette is one of few suburbs in the north of Pretoria that is barely talked of yet it’s strategically located and is experiencing increasing demand. “There are lots of apartments and complexes coming up and more developers are showing an appetite for this area,” says Mokwana, who points at the wide range of property to be found here.

“It offers anything from two-bedroom mainly sectional title apartments to large free-standing homes. Freeholds in estates and stand-alone freeholds still constitute the bulk of the properties.
“There has been an increase in the construction of sectional title units aimed at the first-time home buyer and the rental market in particular,” says Mokwana. “In these difficult economic times, price matters and Eldorette still offers affordable prices for quality properties.”
Mokwana points to the availability of vacant land to purchase for a prospective homeowner to build a home of their dreams as another attraction. “There are still plenty of farm holdings in the area for those who want to erect properties of their design or need bigger erven.”
Eldorette is close to amenities such as main roads, shopping centres, schools and resorts. “This is one of the reasons it is attracting the attention of investors. Eldorette is quite a small suburb of many tiny streets with easy access from all major roads in the north.”
One could also cite its undisputed charm as another irresistible attraction. The suburb has a peri-urban feel to because of its location on the edge of Pretoria North and being surrounded by farmland.
This country-style feel is, however, offset by proximity to modern shopping centres and the top facilities found in the Pretoria North area. These include shopping centres such as Wonderpark and Ninapark as well as the Pretoria North CBD.
Mokwana says: “Sale periods are similar to those for the adjacent suburbs of Hestea Park, Ninapark and Theresapark. “Prices are competitive as one can still find a two-bedroom property for about R500 000. “The highest amount paid for a property here was somewhere in the region of R2.5 million.”
While most homeowners put their properties on the market for various reasons including downgrading or relocating to newer suburbs, other residents are opting to stay put and re-invest in renovating their existing properties, says Mokwana.
“Eldorette is a place for everyone, from young, middle-aged to older residents and business people.” Property values here equate with those for Heatherview and Theresapark.
