Die Hoewes may be centrally situated in Centurion, but this is only one of many attractions prospective investors should take note of. For starters, Die Hoewes is ranked as a leading Gauteng suburb for first-time buyers, according to property data company Lightstone.
Second, over the past year or so, property prices have largely appreciated and stabilised, to offset the negative growth witnessed about two years ago. Antionette Jonker of Apple Property Connection attributes Die Hoewes’s relative affordability as a significant factor in its resurgence when it comes to average property price figures and sales performance.
“Die Hoewes offers around 6 300 sectional title units, ranging in price from an affordable R545 000 to about R2.4 million, with an average price of R750 000,” she says. Around 500 units are sold in Die Hoewes annually.

She adds 38% of buyers is under 35. So while most neighbourhoods have struggled to hold on to their values in the past couple of years, Die Hoewes has bucked the trend.
This is most apparent when one notes sectional title apartments averaged R780 000 last year, down from R790 000 in 2017, but rebounded to an average R870 000 this year.
Also of significance is that more than 95% of the housing stock in Die Hoewes consists of apartments and townhouses of a huge variety, notes Jonker. This variety in market stock also reflects the huge diversity in the income thresholds of residents who can be accommodated here.
This is because Die Hoewes also has a number of upmarket homes, some of which are in estates and a few of which are free-standing properties. The residents are united in a common desire for the centrality and convenience on offer, the huge income disparity notwithstanding.
“Die Hoewes has the established Lyttelton Manor as its eastern neighbour, while leafy Doringkloof borders the suburb to the south-east,” says Jonker, who points out that Die Hoewes is also alongside the N1 to Joburg as well as being in relative proximity to the R21 to OR Tambo International Airport and the N14 to Krugersdorp and Lanseria Airport.
With statistics showing three quarters of residents to be under 50, mostly parents of school-going children, Die Hoewes also fits the bill as it is centrally situated close to some of Centurion’s top schools.
These include Hoërskool Centurion, Lyttelton Manor High School, Hoërskool Zwartkop, Southdowns College and Lyttelton Primary School. The adjacent Centurion CBD, meanwhile, is home to the super-regional Centurion Mall, which contains all the main mall services and facilities.
In the vicinity and adding to the mall offering are smaller, convenience-style malls such as Jean Village and Jean Crossing. Freehold values in Die Hoewes equate with those for Club View Exts 5, 12 and 40.
