Constantia Park is often recommended as a great neighbourhood for property buyers aiming to settle for a long time. Many estate agents advise young couples to procure property in the suburb and stay put until their children are out of school – or until retirement.
“Constantia Park is an established area known to be familyorientated. “Most homeowners move into the area as young families, aged between 18 and 35.
“Due to the sought-after schools in the area, most sell only once the children have left home,” says Johalet Jonker of Seeff Pretoria East, adding: “Young families, looking to be close to the highway and wanting to put their children in exceptional schools, will find the area great.”
Laerskool Constantia Park is one of the most popular primary schools in Pretoria East, it lies a mere 6km from the University of Pretoria. Most residents remain in the neighbourhood for at least 11 years, says Jonker.

Her assertion is in line with current Lightstone data, which shows at least 57% of residents have lived in the area for more than 10 years. As things stand, aspiring residents have every reason to relocate here as the suburb has become more convenient.
“The Menlyn Maine development is still the most exciting or new convenience in the area to date,” says Jonker. The multibillion-rand mixeduse precinct has widened entertainment and shopping choices for residents, thanks to facilities including a selection of top restaurants and a casino.
“It adds to existing conveniences, including good hospitals, golf courses and recreational centres.” Constantia Park borders wellregarded neighbourhoods, such as Waterkloof Glen, Garsfontein and Lynnwood Glen.
“As with most areas in Pretoria East, we’re still in a buyer’s market. This in itself is motivation enough to buy in the area,” Jonker says. The market stock chiefly comprises freehold homes, which make up more than 80% of residential property in the area.
“Due to the suburb being an older and established area, most properties are a bit aged, but with more and more young families entering the market in this soughtafter suburb, a large number of these older homes have been renovated,” says Jonker.
She says the properties in Constantia Park are sized between 250m² and 330m². “If you’re happy with the location and structure of the property, you are 80% there as the rest can be changed according to your taste,” she says.
Properties within the Constantia Glen Security Village are popular because of higher personal safety levels. “Although there is a market for top-end properties in Constantia Park, most of them will fall within the Constantia Glen Security Village, to which a section of the area belongs,” says Jonker. Property values here equate to those in Newlands.
