Clubview caters to an array of income groups as it has an extensive market stock, ranging from entry-level sectionals and upmarket townhouses to huge freehold properties with large gardens, says Braam Kruger, a specialist area agent for Apple Property Connection.
He describes the suburb as quiet and slow-paced, yet well-situated and close to main routes, allowing a convenient lifestyle for all residents.
“The neighbourhood has a good mix of properties. You get one-bedroom apartments for around R650000 all the way up to luxury, full title houses on stands measuring about 2000m² and priced at up to R3million,” says Kruger.

He says market stock in the area comprises older properties and homes that were built fairly recently. The interiors also vary widely, from classic 1940s to very modern, says Kruger. “The developments are mainly townhouses and flats, which have become popular in the past two to three years.
These have not had a significant impact on prices, and are more affordable than if they were in a new suburb.” The townhouses measure about 60m² to 160m². Some have carports, others have double lock-up garages and, depending on the price bracket, small to fairly large gardens, says Kruger.
Over the past three years and until as recently as six months ago, new flats have been built in the area with three to four storeys. These occupy a floor space of between 40m² to 80m², according to Kruger.
He says the full title properties are substantially bigger and mostly restricted to the older established areas, between the northern boundary, in the vicinity of Zwartkops Golf Club and the western boundary on Old Johannesburg Road, Jean Avenue to the east and Sesmyl Spruit, also known as Hennops River, to the south.
Kruger says that by virtue of being an older suburb, Clubview allows buyers to purchase older homes to renovate at a more affordable price. “Do your homework before you buy,” he advises.
Although the top-end properties may be selling at a much slower pace in what is essentially a buyer’s market, few, if any, places can surpass the exclusivity of the gated Zwartkop Golf Club, says Kruger.
“Clubview offers ready access to main routes such as the N14 and the Ben Schoeman highway (N1), while Old Johannesburg and Wierda Road are also part of the local route network.”
A slew of new malls and other developments have emerged on Clubview’s doorstep in the past few years. These include the Gautrain station, Jean Crossing (within walking distance) and Jean Village, over and above the residential properties that are still coming on to the market. Centurion Mall, meanwhile, has over the years undergone a series of renovation phases that have broadened its shopping and services complement tremendously.
This makes Clubview an ideal suburb in which to invest as it cannot be rivalled in terms of revitalisation and a more convenient offering. Freehold property values equate those for Hennopspark.
