Boardwalk holds plenty of potential because it is still developing and attracts mainly young middle-class buyers as well as older and more affluent residents to an area tipped for even better future growth.

“Boardwalk mainly consists of four estates, Boardwalk Manor, Boardwalk Meander, Boardwalk Villas and Boardwalk Meander B. “Boardwalk Villas comprises five sectional title complexes, all stack units, while Boardwalk Meander B is exclusively sectional titles,” says Vitor Afonso.

The price spectrum in the area ranges from below R800 000 to topof-the-range homes priced in excess of R3 million. Overall, sectional titles have performed much better than full titles, particularly in Boardwalk Villas, says Karen Afonso.

“As they are stack units the price is lower. There have been 18 sales over the past three months in Boardwalk Villas and a total of 74 sales over the past year.”

Of these sales, just under 30% was priced between R800 000 and R1.5m; the rest less than R800 000. Boardwalk Meander, meanwhile, has recorded 47 sales over the past year and 12 in the past three months, with eight of these priced above R3m, says Karen.

As for Boardwalk Manor, it’s realised 10 sales over the past year and four in the past three months. “This shows owners tend to stay longer in Boardwalk Manor than in Boardwalk Meander before selling,” says Vitor Afonso. These two estates also offer better comforts such as enhanced security, better facilities and features such as walking trails within the estate.

The agents point out the rentals market in Boardwalk is equally diversified, given the wide income range, with rents varying from around R6 000 to more than R40 000 a month. Overall, rentals are most common in Boardwalk Villas.

“Every kind of style housing is available, from contemporary, traditional, modern industrial to Tuscan and more,” says Vitor He adds the build quality of the properties is generally good, with finishes ranging from high to average. Property sizes vary widely, from 82m² at the stack units, to full title properties above 1 000m², says Vitor.

Boardwalk is attractive to many for being modern, having been established about 17 years ago. “The Boardwalk area has basically everything you need for a comfortable lifestyle within a 4km radius,” observes Karen, who lists amenities which include shopping centres, hospitals, restaurants and retirement villages.
