Andeon is a welcome paradox: it is far from the madding crowd, yet close enough to Pretoria Central, resorts and shopping centres. On top of that, it offers a selection of properties that make it affordable to a wide spectrum of buyers.
The area’s centrality gives residents the choice of heading towards the delights of Hartbeespoort in one direction, along the main Van der Hoff Road, or in the opposite direction of this main route to drive to the city centre or take the N4 highway to locations even further away.
Whereas Andeon Agricultural Holdings largely comprises smallholdings, huge plots and farm land, Andeon is a suburban enclave of mainly security estates catering for middle class residents, with Andeon Extension consisting of affordable homes well-suited to lower-middle class buyers.

“There are actually three different sections in one, namely Andeon, Andeon Extension and Andeon AH. All these portions form one big suburb.
“The newer of the three portions, Andeon Extension, offers a variety of affordable properties and mainly one and two-bedroom sectional title properties ideal for firsttime home buyers and rental stock,” says Peter Mokwana, principal for Seeff Jakaranda, who classes Andeon as peri-urban.
The emergence of Andeon Extension has resulted in a demographic shift in the area, which previously consisted of mostly mature and older residents, but is now markedly mixed, thanks to the arrival of large numbers of youthful residents and younger first-time owners.
In addition to being situated close to main routes, there’s a lot of activity in the area due to its proximity to the CBD, including the construction of new sectional developments, says Mokwana.
He says developers have now realised the huge potential of this area. Many properties carry “For Sale” signs in Andeon Agricultural Holdings at the moment, a development which Mokwana attributes to uncertainty arising from legislative proposals to expropriate land without compensation.
“Many developers have taken up the challenge and availability of vacant land to build a lot of student accommodation facilities and family units at competitive prizes.
“The suburb has various student accommodation facilities for students at Tshwane University of Technology and other institutions in the area.” Demand is such that property sale periods in Andeon and Andeon Extension are fairly stable, with a right-priced property taking about four weeks to sell.

He belives in three to five years Andeon will be a dynamic suburb on top of the list of many residents as a preferred place to live. Along with the property boom will be a parallel improvement in the area’s business prospects, with more commercial services set to follow to meet rising demand, says Mokwana.
