Claremart's next multiple property

auction will provide an opportunity to

bid on a selection of fully furnished

apartments, which form part of a

portfolio valued at well over R30 million, in some of Cape Town’s most

sought-after locations.

This is according to Sanjeev Boyjoonauth, a senior auction consultant with ClareMart, who says the apartments all yield upside rental income and are spread across the City Bowl, Atlantic seaboard and Century City,

In the De Waterkant precinct is a two-bedroom, two-bathroom apartment - Unit 503, Dockside, 31 Mechau Street - with magnificent views over the Waterfront and Table Bay Harbour, he says.

The complex offers a reception area, 24-hour security with CCTV surveillance and video intercom, a concierge service around the clock, an on-site gym, a heated indoor swimming pool and smart shops.

Also on offer will be a sea-facing, two-bedroom unit in Three Anchor Bay, which Boyjoonauth believes is “perfectly located to capitalise on the lucrative short-term rental market in both the peak and off-peak seasons, as it is close to the popular Sea Point Promenade, trendy restaurants and boutiques, and a host of other amenities.

"32 Vicmor Court at 14 Main Road has a short-term income generation capacity of R330000 a year, with 80% occupancy,” he says.

Another Atlantic seaboard property that will be up for bidding is Unit 401, Glenlodge, 214A Highlevel Road in upper Sea Point. The apartment is in a six-storey building with sea and mountain views.

Located on the hillside next to Fresnaye and a seven-minute walk from the beach, the two-bedroomed unit has 15m front and back balconies, and modern and sophisticated finishes throughout, Boyjoonauth says.

In his view, 206 Glaston House, 57 Church Street, Cape Town, will tick all the boxes for top executives who find inner city living desirable.

“With three spacious bedrooms, all en suite, secure parking, a serviced reception, 24-hour security and 24-hour concierge, CCTV, video intercom for viewing visitors, broadband internet access, lifts and laundry facilities, there should be no shortage of top tenants for this unit.”

The inner-city is also known for stunning mountain and city views, and several heritage sites, he says, in reference to another property in the area.

“Unit 507, Greenmarket Place, 54 Shortmarket Street, is in a six-storey revamped building situated right on historic Greenmarket Square with its flea market, shops and museum.

"This two-bedroom unit, which has tasteful finishes and good security, generates an income of more than R400000 a year.”

Also among the properties and located just outside the city in the popular Century City precinct is Unit 105, Knightsbridge, which offers luxury, location and style, he says.

“The new Knightsbridge Apartment Resort is set on a man-made island, surrounded by canals and award-winning wetlands, with panoramic views of Table Mountain, the city skyline, scenic waterways, water features, jogging tracks and landscaped gardens. Being right next door to the Canal Walk shopping centre and surrounded by other upmarket residential and office/retail developments will further compound the investment appeal of this spacious two-bedroom apartment, in my view.”

The properties can all be viewed by appointment and will be auctioned at ClareMart’s next multiple auction at the Hellenic Community Centre, 24 Bay Road, Mouille Point, at 12.30pm on June 26.
