Sundowner is currently performing above expectations with total unit sales so far this year outstripping the tally registered for the whole of 2018.

Randburg Century 21 managing director Charlene Meyer says this alone shows how stable Sundowner is and underscores the strength of its well-diversified market stock. The 120 or so properties on the market range from bachelor pads at around R400 000 to luxurious five-bedroom homes which start in the mid-R3 million region.

The market stock comprises 48 sectional title complexes, 11 full-title (cluster) complexes and 809 free-standing homes, which explains the price variation, says Meyer. A number of the complexes are relatively modern, built in the late 1990s to the early 2000s, while the free-standing homes were built as far back as the 1960s.

“There is definitely something for everyone,” says Meyer. “For under R1.5m one would be sure to find a three-bedroom, two-bathroom unit in a spacious complex with a garden.

“In 2018, 126 units were sold for the year while for this year until October, 127 have already been sold, so Sundowner is considered to be a stable area in this economic climate.”

The bulk of the sales in the past year were found in the so-called townhouse market of between R400 000 and R800 000 where 92 units were sold.

Considerable movement was also noted in the R800 000 to R1.5m mark with 54 units sold. The 23 free-standing homes sold between October 2018 and October 2019 round off the area’s relatively strong sales performance. Top-end properties are, however, becoming more difficult to move, usually staying on the market for six to eight months, according to Meyer, who attributes this to the fact that buyers are currently spoilt for choice.

“In this complicated economic cycle, they do tend to bargain-hunt making flexibility on the final sales price key.” The perks of living here are equally diverse.

“You can’t go wrong investing in Sundower. It is a relatively built-up area so there’s little concern on the horizon for any major infrastructure change that might affect property values negatively,” says Meyer. Investors can also bank on the active rental market due to the area’s good geographic location, observes Meyer.

“There are fantastic schools in the area and it is close to amenities like Northgate Shopping Centre, Lifestyle Garden Centre, Randridge Mall and Summerfields Shopping Centre.”

Meyer also refers to the easy access to arterials such as Beyers Naudé Drive and Wikoppen Road. “It is well-suited to young families and investors alike,” says Meyer, who observes that the boomed-off area around Sundowner Park and dam is quite popular.

A great social life is also on offer: “The Sundowner Bar and Restaurant is popular with locals and visitors alike. The community involvement is brilliant. There’s great kerb appeal and residents take pride in their gardens.” Property values here are similar to those for Northwold.
