Sharonlea is reputed to be one of the safest suburbs in Joburg, a reputation that has increased the demand for well-priced properties in the neighbourhood, says Vic Marini of Vic Marini Real Estate.

This has contributed to a good return on investment in properties in Sharonlea compared to neighbouring suburbs, says Marini. He says the suburb was voted the safest in Joburg in 2017. Should you plan to buy here, it’s a matter of which price bracket you are looking at, says Marini.

“For the older properties that have had no improvements and upgrading, the market is buoyant. The pricing of these properties is at the lower end and the turnover period of sale varies from three to eight weeks.”

These homes are generally priced between R1.35million and R1.5m, says Marini. Similar properties that have been upgraded are priced R1.5m to 1.75m, and modernised larger properties sell for R1.75m to R1.99m.

“For these higher-priced properties, if one were to buy similar properties in other upmarket suburbs, the price would increase substantially,” he says. This shows Sharonlea has the rare distinction of being both safe and relatively affordable.

The highest price achieved on these huge homes is between R2.5m and 2.7m while properties sold to developers have reached the R3.5m mark, says Marini. The mark-up price also usually determines a property’s average sale period, with lower-priced homes tending to sell quicker, says Marini.

Over the past six months, there have been 26 full title properties, 10 sectional title and seven complex sales in Sharonlea, according to statistics from the SA Property Transfer Guide.

Aside from the stated good return on investment and top safety levels for which Sharonlea is associated, it is also conveniently situated for easier commuting to main centres.

“The residents most likely to live in the suburb are middle to upper-income buyers. This is dictated by the catchment area and proximity of Sharonlea to the central business district of Randburg, Fourways and Sandton. This is where the majority of residents work,” says Marini, who emphasises the suburb’s location within close proximity of major routes as a leading factor for commuting residents who move here.

He says pre-schools, schools, medical facilities, shopping centres and other essential amenities are also easily accessible, underscoring the overall convenience aspect.

Noteworthy is the fact some families move here specifically to be close to good schools. Sharonlea Primary, which is exceedingly popular, is one of the top schools.

“For any family wanting to enjoy peace of mind and good quality of life, Sharonlea is the answer,” says Marini. He says homes in the suburb of Robindale are comparatively pricier.

I like the fact that Sharonlea is safe, with more than 80 CCTV cameras in the neighbourhood. It is situated close to malls and main centres.
