Sandringham is a relatively small, exclusive suburb with a minimal turnover of property which has enabled the local market to perform well and helped prices remain stable for the past year, says Debbie Noach of Amour Properties.
“On average, people are living in their homes until the house becomes too big, indicating they are raising families and only sell once the children have finished schooling and they want to scale down,” says Noach, who says sales are predominantly from homeowners more than 50 years of age, and some because of emigration.
Noach says it takes approximately three to four months to sell a property in the area, and the highest sale price for a freehold property would be in the region of R3million. She says this is easily achievable due to the size of the properties and what they have to offer.

She says some original homes were built after World War II and through the times, people have moved in and renovated to fit today’s standards.
The market stock includes cluster homes, townhouses and retirement homes.
There have been no recent developments in Sandringham, which has only a handful of sectional title developments, two of which overlook the Royal Johannesburg & Kensington Golf Club. There’s been a proposal to build a retirement village next to the club, according to Noach.
The Royal Johannesburg & Kensington Golf Club is a 36-hole golf complex that opened in 1890 as the Royal Johannesburg Golf Club and merged with the Kensington Golf Club in 1998 to assume its current name.
Noach recommends Sandringham as perfect for middle- to upper-class buyers, young professionals including doctors, lawyers and accountants, or work-from-home entrepreneurs due to its great location.
It is close to other established suburbs, highways, OR Tambo International Airport and the East Rand and has plenty of parks, shops, schools, hospitals, sporting facilities and other amenities.
“Sandringham has become a young, vibrant family suburb and the age group of homeowners in the area is predominantly from 32 years upwards.
“There are still a few homes in the area that have not been renovated, giving an opportunity to young new homeowners to purchase a home at an affordable price in this wonderful suburb,” says Noach.
“The area is safe and secure with Community Active Protection patrolling constantly. People walk, run, meet and socialise in this beautiful lush suburb with its abundance of old established trees.”
Fairmount is more upmarket.
