Affordability, ease of access and proximity to main routes and essential amenities make Paulshof a better value bet than most of the surrounding suburbs in this area of Sandton.

This is the claim made by Lisa Karovsky of Keller Williams Realty Legends, a resident of Paulshof for the past 19 years. She says there’s a wide selection of properties, including one-bedroom/one-bathroom complex apartments marked at around R600000, to freehold homes on large stands starting at approximately R2million and more luxurious properties going for about R4.5m.

“Not only is there a wide selection of properties, there’s also a wide price band to cater for a potential buyer’s affordability, relative to their income,” she says.

For an address in this neighbourhood, it is the peacefulness that trumps Fourways or Bryanston, which are generally pricier and considered more upmarket than Paulshof.

“Paulshof is so well located in terms of access to main roads and major highways. It is also ideal from a traffic and convenience point of view compared to Fourways or areas closer to Fourways.”

She lists many “fantastic” private and public pre-primary, primary and high schools close to the suburb and convenient shopping centres, major malls and entertainment centres such as Montecasino.

This apparent convenience makes Paulshof ideal for families with school-going children as well as professionals and expats seeking easier access to the many high-profile corporate organisations based in Sunninghill, Woodmead, Fourways and the Sandton CBD, says Karovsky. Paulshof is recommended as a property investment destination.

“From a rental perspective, properties are quickly and easily rented out to potential tenants based on the ‘basket’ of what the area offers.”

Furthermore, Paulshof is in the locality of the Fourways precinct, the site of major developments and upgrades. “Fourways is the next Sandton CBD. Properties in the area and surrounds will see a tremendous increase in value in the future,” says Karovsky.

She says property prices have largely remained stable over the past year, but have appreciated consistently over the 10-year period since 2009. One would pay between R800000 and R840000 for a three-bedroom, two-bathroom ground floor unit in a complex back then.

The realistic price now would be about R1.4m, says Karovsky. She says properties marked for between R700 000 and R1.6m tend to sell more quickly than homes above R2m, with top-end properties seeing few takers in a tough market.

“There are fewer buyers in this category and fewer still who will qualify for a home loan within this price bracket. It is imperative, as an agent, to price counsel the seller and inform them correctly about what their properties are worth,” says Karovsky, adding that realistic pricing is key in a buyer’s market.

Lonehill is a tad pricier, but Sunninghill is more affordable.

give value for money, being more

affordable than in nearby Fourways,

for example. It’s also very pretty, with

walk as it’s also relatively safe.
