JOBURG: Our insider's guide to Linmeyer

At a time when most homeowners are having to wait longer before their properties eventually find a buyer, Linmeyer has in a sense remained a seller’s market in that demand seemingly outstrips supply and homes sell quickly once they go on the market.

This small Joburg South suburb thus makes up for what it lacks in size with a popularity defying property trends and conventional wisdom. Tania Rebolo, of Lencar Exclusive Properties, says homes generally sell within three months in Linmeyer as there’s a shortage of housing stock in the area.

“Linmeyer is extremely sought after, hence the quick sale times,” she says. Statistics from property data company Lightstone show that 58 property transfers totalling almost R60 million were registered in Linmeyer for the year ending September. This is a healthy statistic given the suburb’s adult population of just over 2 400.

Rebolo says most residents remain put for much longer than the seven-year average ownership period, with many choosing to sell up only on reaching retirement age. “Most sellers tend to be older and no longer want the bother of the maintenance of a home.” Rebolo says that, like much of Joburg South, the area is big on convenience. One need only look at the essential amenities and facilities to understand Linmeyer’s enduring appeal. It is conveniently situated close to main routes and is a dream area for parents with children.

“Marist Brothers Linmeyer is a real plus for the area as many parents tend to buy here to make their daily commutes easier,” says Rebolo. The shopping centres that allow for a convenient lifestyle include Comaro View Shopping Centre and The Glen Shopping Centre. The scenic suburb overlooks the Klipriviersberg mountains to the south.

The N12 bypasses it to the south with South Rand Road along its northern border. Travelling to Joburg and surrounding centres is fairly quick and easy as a result.

She also has a wealth of advice for property hunters: “When considering Linmeyer as your new suburb, view it at different times of the day such as early mornings at school drop-off times, so you can see traffic flow. “And also visit it at weekends to get a feel for which part of Linmeyer you would prefer.”

Linmeyer was laid out in the late 1940s on land that formed part of the original Meyer Farm, but construction began in earnest only in the 1950s. Rebolo reckons Oakdene and Eastcliff offer something comparatively similar to Linmeyer.

We’ve lived in Linmeyer for six years and it’s convenient. I’d say that goes for the whole of Joburg South as I have always lived in the south and went to school here. Linmeyer has lovely houses, good neighbours and everyone is involved in what happens in the suburb.
