JOBURG: Our insider's guide to Liefde en Vrede

Liefde en Vrede is a conveniently situated suburb of wellbuilt and relatively modern market stock in the south of Joburg. This is the argument that Tania Rebolo of Lencar Exclusive Properties likes to advance when demonstrating the more attractive features of this relatively small suburb.

“Liefde En Vrede is relatively new and has really helped ease the pressure of housing demands in the area. There are quite a few sectional title schemes being built, which has been great for purchasers who buy units for rental investments and for tenants who have a few rental options to choose from,” says Rebolo.

She says sectional titles sell a lot faster than free-standing homes, and the average sale period in the area is currently three months. The neighbourhood as a whole is generally quite desirable as homes sell relatively well, provided the pricing is correct, says Rebolo.

She says homes which back on to open parks and veld are sometimes an exception because they are a concern for prospective buyers intent on security.

The free-standing homes range in price from R1.3 million to R2m, with an average free-standing home selling for R1.35m and the average sale price is R682 000 for sectional titles, she says.

“In every area you tend to find the larger homes in between your more affordable properties and Liefde En Vrede is no exception. You could find a free-standing home ranging up to R2.5m, but that would be an exception.”

Demand is also high for vacant land and that has reportedly pushed up prices for vacant lots. One can expect to fork out around R700 000 for a plot measuring 800m², more or less, says Rebolo, adding: “Unfortunately, there are very few vacant land stands left in Liefde En Vrede.”

Almost 90% of recent buyers were aged between 18 and 49 years, according to Lightstone data. “I believe families are looking to purchase in the area as there is a very good school, Our Lady of Lebanon Maronite Catholic School, situated in the heart of Liefde En Vrede as well as Mulbarton Primary School, which is within walking distance,” says Rebolo.

She believes this has proved to be convenient for working parents as children can walk home after school. The Mall of the South has also been a positive contributor to demand in the area as it is within walking distance of Liefde En Vrede, says Rebolo, who notes that employees who work at the mall naturally look in the area first for their accommodation needs.

Prospective residents should view the area during a weekend as well to see if the area as a whole suits their needs. Brackendowns is slightly more highly priced.
