The face-brick, split-level property at 10 Bottlebrush Crescent, Crossmoor, consists of a 220m² ground-level retail operation that includes a cold room, storeroom, kitchen and pool table area, as well as two three-bedroom flats, three lock-up garages and a 220m² storage area in the basement.

Andrew Giddy, property manager for Ian Wyles, says the property, which needs repairs, is prominently located off the main road, Crossmoor Drive, with access to the flats served by Bottlebrush Crescent.

“Although the property’s condition has been neglected, a savvy investor will realise that its prominent location and likely affordable price will provide an asset that, with some redevelopment expenditure, will yield sustained income and substantial growth potential,” Giddy says.
