A double-storey, three-bedroom home on a 808m² plot in Fisherhaven will be auctioned at the end of the month.

The home could serve as a holiday home or permanent residence, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

“Fisherhaven is just 14km from central Hermanus,” she says.

“The area is still largely undeveloped and there is an abundance of endemic flora and wildlife in the area.”

She says the 256m² home is opposite Botrivier Lagoon.

Two of the bedrooms and one bathroom are downstairs, as are an open-plan dining room with indoor braai area; an open-plan lounge and a galley-style kitchen with an electric stove.

The remaining bedroom is upstairs and opens onto a balcony which flows to a wooden deck. This floor also includes a bathroom with shower, basin and toilet and a workstation leading to outdoor decks.

Above the top floor of the building is a large attic, which spans about 40m².

The garden is established and offers parking space for three vehicles.

“In addition, there is an 18m² wendy house. However, a small part of the structure is outside the building lines, according to new municipal laws, so a letter of consent would have to be obtained from the neighbours, otherwise it will have to be moved.”

Jovanovski says the property is to be sold “voetstoots” (without a guarantee), and all plumbing, electricity, glazing, beetle certificates and structural certificates will, therefore, be for the account of the buyer.

“No assurances will be given,” Jovanovski says.

The property will be auctioned at noon on April 24 at the Rawson Property Group’s head office at 222 Main Road, Rondebosch.
