Demand for houses on school belt high

Proximity to schools has become a top driver of demand in neighbourhoods, and rising traffic congestion has added to the demand for these suburbs, says Seeff Property Group chairman Samuel Seeff.

The school belt suburbs were some of the best-performing areas last year, and homes close to schools have continued to achieve premiums of around 20% to 40%.

Seeff says while there is year-round demand for homes which are close to good schools, the demand usually picks up ahead of the new school and university year as parents look to get closer to their schools of choice.

Some of the best performing school suburbs in Cape Town include:

◆Wynberg and Claremont Upper

◆Fresnaye and Camps Bay

◆Higgovale and Oranjezicht

◆Sunningdale and Parklands

◆Welgedacht and Durbanville

◆Paarl and Stellenbosch.
