Some landlords do take “pet deposits” from tenants to recover any damage, and owners with household insurance can also ask their insurance companies if they cover third person liability for the pets.

Some companies do this, she says. While such insurance could ease the minds of landlords, it all depends on the particular landlord and the animals that are being applied for.

Howells adds: “There is a shortage of pet-friendly properties at the moment so if a tenant cannot find a home that will allow their pets then this can become a rather emotional affair."
