PropertyCoZa has been instructed to sell a two-bedroom cottage in a prime residential/business node in Gardens by public auction.

Situated close to all amenities and the Gardens shopping centre, the quaint 140m² cottage forms part of a late estate, and includes an entrance hall leading to an open-plan lounge/dining room and kitchen, two very large bedrooms with high ceilings, a large, full bathroom with plumbing for a washing machine and a tumble drier, and outdoor space for a braai and entertainment.

“The cottage is in need of tender loving care, but offers an opportunity to build another storey and/or to convert it to business premises,” says the auction company’s Mark Gadd.

“It is well located in a sought-after area where there are numerous developments on the go.”

The property will be auctioned on site at 8 Maynard Street, Gardens, at noon on June 6, unless sold before then, he says.

Viewing is by appointment only or one hour before the auction.

Gadd says the buyer will be required to pay the outstanding rates account before transfer, and this should be factored into their bid.

Fica requires that, on registration, bidders must provide a certified copy of their identity document and proof of residential address, the latter being no more than three months old.

A deposit of 5% of the purchase price and auctioneer’s commission of 10% plus VAT will be payable on the fall of the hammer.

Call Mark Gadd on 0817705017 or 0214343490 to arrange to view the property or for the auction terms and conditions, or see www.propertycoza.co.za for more details.
