Build a home with views of the ocean

A single-storey Camps Bay residence that is suitable for redevelopment into a prestigious home will be brought under the hammer by JJ Hofmeyr & Son - Auctioneers.

Situated in Pitlochry Road on a gently sloping erf of 882m² which extends through to Rottingdean Road, the building has the potential to be expanded into a double-storey residence that would showcase the magnificent views over the Atlantic Ocean, says the auction company’s Paul Hablutzel.

He believes a makeover of this kind would create a home that would be sought after.

Hablutzel says that although the property has been vacant for some time and has been partially vandalised, it still offers unlimited potential.

For example, a second granny flat could be created on the ground floor of the property, with its own access from Pitlochry Road.

Alternatively, the buyer may wish to maximise the potential of the site to the fullest extent by completely demolishing the existing structure and erecting a modern complex of two homes with basement garaging, and large decks with swimming pools and verandas, bringing the property into line with its neighbours, he suggests.

“Prospective buyers have only to look at the two adjacent properties to envisage the possibilities this property offers.

“A drive around the neighbourhood will provide an excellent perspective of what could be achieved by completely redeveloping this site.”

Hablutzel says Camps Bay is one of the most desirable suburbs in Cape Town, with magnificent beaches, outstanding restaurants and easy access to the city centre.

“It’s not often that potential buyers are afforded the opportunity of obtaining a redevelopment site in this sought-after enclave of the suburb.

“This property is being sold on behalf of the Estate Late Colleen Lisle,” says Hablutzel

The auction will be held on site at 5 Pitlochry Road, Camps Bay, at 11 am on March 14.

Viewing is from 5.30pm to 6.15pm on March 11 and 13.
